What it actually is
FSA is the USDA's lending arm. It makes two kinds of farm loans: direct loans, funded by the government itself, and guaranteed loans, made by a commercial lender with FSA backing most of the risk. Direct farm ownership loans are capped at $600,000; guaranteed limits run higher (adjusted annually for inflation) and are set each fiscal year.
Rates on direct loans are set monthly by FSA and sit well below anything a private lender can offer — that's the point of the program. Terms run long (up to 40 years on farm ownership), and there are targeted programs for beginning farmers, veterans, and historically underserved producers with reserved funding pools.
The catch is eligibility and process. Direct loans carry a 'credit elsewhere' test — you generally must be unable to obtain credit from a commercial source at reasonable terms. You'll need an acceptable farm plan, three years of production history for some programs, and the operation must be a family farm. Applications move through county offices, and funding for popular pools can run out mid-fiscal-year, putting approved borrowers in a queue.

How long does an FSA loan take to close?+
Plan on months, not weeks. The application moves through your county FSA office, and even an approved direct loan can sit in a funding queue if the fiscal year's pool for your program is exhausted. Sellers in competitive markets know this, which is why FSA-contingent offers lose auctions.
What credit score do you need for an FSA loan?+
FSA doesn't use a hard score cutoff — it evaluates repayment ability, your farm plan, and credit history holistically. The harder gate is the eligibility test: for direct loans you generally must be unable to get reasonable credit elsewhere, and the operation must be a family farm you'll operate.
Can an LLC or investor get an FSA loan?+
The program is built for owner-operated family farms. Entities can qualify in some structures, but investment and non-owner-occupied land is generally outside the mission. That's the borrower FSA sends away — and the borrower asset-based lenders like Turnrow exist for.
Can I refinance a private land loan into FSA later?+
