What happens after I apply?

Within 24–48 hours of your 5-minute application, you receive a written term sheet with the loan amount, rate, term, and fees in plain numbers. A soft credit pull happens during that window; nothing hits your report unless you sign and proceed.

The application asks for the property location and description, the loan purpose and amount, how you will hold title, and guarantor information for the soft pull. No document uploads, no financial statements. Underwriting during the 24–48 hour window is a desktop review: comparable land sales, the requested LTV against likely value, and the credit check.

The term sheet is a real quote, not a teaser — it states the amount, rate, term structure, prepayment terms, and third-party costs you should expect. Read it, compare it, sit on it for a few days if you want. There is no obligation and no cost to this point.

Once you sign, the file goes live: appraisal ordered, title opened, entity documents requested, closing coordinator assigned. From your side the remaining work is modest — grant the appraiser access to the property, send your ID and entity papers, and review closing documents when they arrive.
