Do I need farm income or farming experience to qualify?
No. Turnrow does not require farm income, an operating history, or any agricultural experience. The loan is underwritten on the land's appraised value — up to 70% LTV — and one guarantor's 680+ credit, not on who will drive the tractor.
Farm credit lenders often want a production history or a written operating plan because they are underwriting the enterprise. An asset-based lender is underwriting the acreage. A surgeon buying 300 acres of row-crop ground to cash-rent, an investor assembling pasture, and a fourth-generation operator expanding all present the same file: land, LTV, credit.
First-time land buyers use this route constantly — often people who grew up on a farm, left for a career, and are buying ground back into the family. There is no interview about your plans, no requirement to farm it yourself (in fact you cannot occupy it as a residence), and no penalty for leasing the ground to a neighboring operator from day one.
Experience still matters to you, of course: know your local cash-rent rates, your water rights, and your exit before you borrow. But it is your business judgment to exercise, not a box on the application.
