What credit score do I need for a land loan?

At Turnrow, at least one guarantor needs a 680+ credit score, verified with a soft pull that does not affect your score. That is the only personal financial threshold — there is no income, debt-to-income, or net-worth test alongside it.

Why 680? On an asset-based loan, credit is not being used to predict repayment capacity — the collateral and the 70% LTV cap handle that. The score functions as a character screen: it tells a lender whether a borrower honors obligations when things get tight. A 680 mid-score across the bureaus clears that bar.

Only one guarantor has to clear it. If you are borrowing with a spouse, a sibling, or a business partner, the strongest score on the deal is the one that counts. Recent hits from a divorce, a medical event, or a drought year on one guarantor do not sink the file if another guarantor qualifies.

Compare that to farm credit associations and community banks, which commonly want 720+ plus a full financial package, or hard money lenders, some of whom skip credit entirely but price accordingly. A 680 floor with a soft pull sits deliberately between the two.
